Questions and answers on construction management

What is construction management? 

Construction management refers to all services associated with carrying out a construction project. The construction managers are in charge of every step, including the planning, organisation, supervision, and control of the work. They coordinate all the service providers involved – architects, engineers, contractors, suppliers.
 
It is the responsibility of the construction management to ensure that the project is completed satisfactorily with regard to the following factors:

•    Budget 
•    Quality 
 
The construction managers thus bear a great responsibility for the construction project. They are held accountable for mistakes. They work hard to ensure professional cooperation between all parties involved so that the project fulfils the client's ideas and requirements.

What services are provided in construction management?

The services provided in construction management are extremely diverse. They include the planning, coordination and control of construction projects. The construction managers hold the reins when it comes to implementing an extensive project.
 
In the first step, the construction managers draw up the necessary plans and work out the objective. This gives them an overview of the project. It also shows them which service providers they need to consult. Then, it is a matter of defining the work steps and coordinating those involved. The different construction phases must be taken into account.
 
Progress on the construction site must be checked regularly. The efficient delivery of resources must also be ensured. In addition, the construction managers have to deal with unexpected problems like machinery malfunctions or personnel shortages. They need to know how to obtain construction materials, labour and equipment as quickly as possible if problems should arise.
 
In general, construction managers must be able to deal with challenges. That includes circumstances beyond their control, such as the weather. But even then they have to find practical solutions and act flexibly, because their goal is to get the project completed on time, without neglecting budget and quality.

What experience does Rapp have in construction management?  

Rapp has a great deal of experience in construction management. We have supervised a large number of projects. We do not limit ourselves as far as the size and type of project. We oversee the construction of both residential and commercial properties.
 
Our experienced team of construction managers are up to any challenge and are prepared to go the extra mile for our clients.
 
In 2022, for example, we acted as general planner and overall construction manager for the Basel’s Felix Platter Hospital converted into a residential building. The 1967 building is characteristic of Basel’s western area because of its size.Together with Müller Sigrist Architekten, we converted the former hospital into a residential building with 135 flats. The planning phase began in 2018, and the first tenants moved into the new flats in early 2023.
 
Another recent project was carried out in Rheinfelden. On the Isemeyer site, one building has been replaced by a Wood construction. The building has  six storeys and a square footprint of 21 by 21 metres. Concrete was only used in the ceiling elements in order to ensure stability and temperature equalisation. Planning took place in 2019 and 2020, and the building was completed in 2022.  

What are the challenges in construction management? 

Depending on the project, there are different challenges that construction managers have to face. These include cost calculation, project scheduling, budget monitoring and supplier management. Quality controls must also be carried out. Last but not least, safety on the construction site must be ensured and monitored.
 
The biggest challenge in construction management is dealing with delays. This inevitably happens in any construction project, and sometimes there are factors that cannot be controlled – for example, shortages of materials or labour. The job of the construction managers is to avoid mistakes in planning and work processes as much as possible.
 
Cost management is a key factor of construction management. Budget overruns must be avoided. The construction managers must carry out precise budget planning in advance and continuously keep an eye on costs during construction. They must also ensure that the companies involved in the project are paid for their services.
 
Communication between all parties involved must be clear and understandable to avoid mistakes and ensure that everyone knows what to do at all times.
